When a Change Is Needed, You Need More Than a REALTOR®

When an older adult’s home no longer works as well as it once did, the question is rarely as simple as, “Should we sell the house?”

There may be concerns about safety, stairs, maintenance, mobility, finances, caregiving, isolation, or the ability to manage the home. Adult children may be worried about a parent while also trying to respect that parent’s independence and wishes. Family members may agree that something needs to change but have very different ideas about what that change should be.

This is where my work begins.

I’m David Halpern, REALTOR® and Real Estate Broker, and I specialize in helping older adults and their families navigate changes in the home environment. My role is not simply to sell a house. It is to help you understand your options, make informed decisions, and, when a move is the right choice, manage the real estate side of that transition with as little stress as possible.

I Understand That Moving Is Not Always the Answer

One of the most important things to know about working with me is that I do not begin with the assumption that a senior should move.

Sometimes the best solution is to remain at home with modifications, additional services, or caregiving support. Sometimes downsizing to a more manageable home makes sense. For others, an independent living, assisted living, or continuing care community may provide a better long-term solution.

The first question is not, “How do we sell the house?”

The first question is, “What living situation will best meet your needs now and in the years ahead?”

Only after that question has been thoughtfully considered should real estate decisions follow.

I Bring More Than 30 Years of Real Estate Experience

I have been a licensed real estate professional since 1995.

That experience matters because senior-related real estate transactions can be considerably more complicated than an ordinary move. A longtime home may need repairs, updating, cleanout, estate-sale assistance, or preparation for market. There may be decades of possessions to sort through. Family members may live out of town. Decisions may involve attorneys, financial professionals, senior living communities, movers, contractors, or other service providers.

My job is to help bring structure to what can otherwise feel like an overwhelming process.

When selling becomes part of the plan, I can help determine what should be done to the property, what may not be worth doing, how the home should be positioned in the market, and how to move from decision to closing.

I Have Lived Through These Decisions in My Own Family

My understanding of senior transitions does not come only from real estate.

My family and I have experienced many of these challenges ourselves.

My mother-in-law lived with us for many years in her own area of our home. Later, my parents moved in with us as their needs increased. We dealt with caregivers, home modifications, accessibility improvements, stairlifts, changing levels of care, assisted living, skilled nursing, hospice, and the difficult decisions that families face as a loved one becomes less independent.

I learned firsthand that a change in a senior’s living situation affects much more than real estate.

It can affect independence, dignity, family relationships, finances, caregiving responsibilities, familiar routines, and a person’s sense of home.

That experience profoundly influences the way I work with older adults and their families today.

I Understand the Adult Child’s Perspective, Too

Frequently, the person who first contacts me is not the homeowner. It is a son or daughter who is becoming increasingly concerned about Mom or Dad.

You may see problems your parent does not see, or does not want to acknowledge. You may be trying to help from across town or across the country. You may be balancing your parent’s needs with your own work, children, family, and responsibilities.

And you may be wondering:

Where do we even begin?

I understand that perspective because I have lived it.

My goal is to help replace a seemingly endless collection of problems with an organized process and manageable next steps.

I Specialize in the Decisions That Come Before the Real Estate Transaction

Traditional real estate service generally begins when someone decides to buy or sell.

My work with seniors often begins earlier.

I have developed educational programs and resources specifically to help older adults and their families evaluate whether their current home remains safe, practical, financially sustainable, and appropriate for their changing needs.

I am also the author of The Aging-In-Place Dilemma Workbook: Should I Stay or Move?, which provides a structured way to examine the many factors involved in that decision.

This reflects an important principle in my practice:

The decision should drive the real estate transaction. The real estate transaction should never drive the decision.

I Help Coordinate the Pieces of the Transition

Once a decision has been made, families often discover that knowing what to do is only the beginning.

There may be years of accumulated belongings to address. Repairs may be needed. The house may require cleaning or preparation before it can be sold. A senior may need help moving. Important legal or financial questions may arise. Family members may need reliable professionals in areas they have never dealt with before.

Part of my value is helping you identify the steps, put them in the right order, and connect with appropriate resources when specialized assistance is needed.

You should not have to figure out every piece of the transition by yourself.

I Know That a Longtime Home Is More Than an Asset

A home that someone has lived in for 20, 30, 40, or 50 years cannot be treated simply as another piece of inventory.

It may be the place where children were raised, holidays were celebrated, spouses and friends gathered, and much of a lifetime unfolded.

Possessions that look like clutter to someone else may carry decades of memories.

I respect that.

At the same time, families sometimes need someone who can help them move forward when the process becomes emotionally or logistically difficult. My approach combines sensitivity to what the home represents with the practical guidance necessary to accomplish what needs to be done.

My Goal Is to Help You Make the Right Decision, Even If That Decision Does Not Result in a Sale

This may be the most important difference in my approach.

If, after evaluating the situation, remaining at home is a safe, realistic, and sustainable choice, I consider that a successful outcome.

If moving is the better solution, then I can help you determine how the real estate fits into the larger transition and guide you through the sale.

Either way, my objective is the same:

Help the senior and family reach a thoughtful decision they can feel confident about.

You Don't Have to Have Everything Figured Out Before You Call

You do not need to know whether the house should be sold.

You do not need to have the house cleaned out.

You do not need to know where Mom or Dad will move.

And you do not need to wait until a situation becomes a crisis.

Sometimes the most valuable conversation happens before any of those decisions have been made.
